The transaction cost theory and «Coase theorem» (as its methodological basis) are the base of a modern institutional policy. In this area of researches the set of contradictions and conventional assumptions needing overcoming has collected. In article necessity of overcoming of Coase theorem’s abstractionism and its ontologic expansion is given reason. The integrated theorem about transaction costs and the institutions, showing to the logic of their interrelation in evolutionary aspect is proved.

The uncertainty of the construction industry environment, the usual impossibility to make right, verifi ed investment and fi nancial decisions by members of the construction fi nance fi eld and furthermore, the imperfection of real estate fi nancing system are the key arguments stressing the necessity of taking into account the behavioral fi ancé theory of construction fi nancing. The author makes a comprehensive analysis (comparative, static, bibliography components) of «human factors» as limiters of an effective mobilization of fi nancial resources in the construction industry. This allows better understanding the essence of the real estate, largely determining the motives of actors in making the fi nancial strategies, and considering the components of the behavioral approach to smoothing the imperfections of real estate fi nancing system.
